Looking for apartment with Big balcony/outdoor space:

I’ve been looking for an apartment in Financial district for quite some time now but I genuinely don’t understand what’s going on with balcony spaces these days.


So many projects I’ve seen, either they give one decent-sized balcony but no separate utility space. So that same balcony becomes your washing machine corner, drying area, storage dump. Basically becomes utility only. What’s the point of even calling it a “balcony” then?


Then in some other projects they do give a second balcony but it’s literally just a matchbox. You can’t even fit a chair. Just open the door, stand for 30 seconds and close again. Feels like they added it just to write “2 balconies” in the brochure.


I really don’t get this logic. People are living in 40+ floor towers, giving some usable outdoor space should be a must for builders.


If anyone knows any good apartment projects (ready or under construction) where there’s at least one proper sit-out balcony and a separate utility space, please recommend.

how important is balcony for resale? Like if I’m buying for investment, should I prioritize bigger balcony or more carpet?

definitely, I recommend having a breathing space no matter resale value. Anyways from personal experience, its much easier to sell flats with balcony than a closed box.

View also matter some builders give balcony which face another balcony, in such cases it doesn't actually matter

They think giving a balcony with sitting space and a separate utility as a luxury feature and you need to go for 5000+ sft over budget apartments for this otherwise compromise

This has actually become a trend, because obviously balconies don’t add toward FSI. So to maximize carpet area , they think reducing balconies or merge them into the living space is the best option.But on the other hand adding more common area charges per flat.

What configuration are you looking into? If in mid-range about 2500 sft their are few options I know.

you can check western springs and myscape palma if you are looking for underconstruction projects or handed over projects of these builders for ready to move, they offer good outdoor space and utiltiy will be present separately i most cases

I have recently took an EOI for 2650 sft flat in asbl broadway and one of the main reason was their outdoor space, they give more than 135 sq.ft of outdoor space which is more than any project I have visited and seperate utility space, designs were also good.

Asbl promotes their outdoor living as one of its major usp, so meant to be better than others. I think other builders give around 70-80 sqft balcony

I faced the same thing in almost every project around Kokapet and Narsingi

Builders will soon start calling window grills “air decks” and market that as outdoor space 😂
